General terms and conditions from 01.01.23
Check in/Check out
Unless otherwise prior agreed verbally or in writing, the following times apply:
Check-in time from 3:00 p.m. to 9:00 p.m. (check-in after 9:00 p.m. possible by prior arrangement)
Check-out no later than 10:30 a.m.
In principle, there is no entitlement to a late check-out. An extension of the check-out time can and must be agreed with the management in advance. If the check-out time is not observed, the management reserves the right to charge for the additional time the room was used, but at least half a day's rent.
Booking confirmation
A booking is only confirmed after payment of the amount owed and after receipt of a booking confirmation. By prior arrangement, a partial payment can be made before arrival and the remaining amount paid in Swiss francs on arrival.
Cancellation of booking or no-show
The tenant can withdraw from the contract at any time under the following conditions:
Double room and single room:
Up to 72 hours before arrival: Sfr. 30.— administration fee
72 to 24 hours before arrival: min. 2 nights or min. 50% of the total stay.
Less than 24 hours before arrival: 100% of the total stay will be charged.
2 room, 3 room, 4 room apartments:
Up to 31 days before arrival: Sfr. 50.-- administration fee
30 to 15 days before arrival: min. 2 nights or min. 50% of the total stay.
14 to 0 days and no-shows: 100% of the total stay will be charged.
Rent of the entire property:
Cancellation fees will be announced when booking.
The receipt of the notification by the lessor during normal office hours between 8 a.m. and 5 p.m. is decisive for the calculation of the cancellation fee. When arriving on Saturdays, Sundays and public holidays, the next working day applies. The public holiday regulations and the time zone at the landlord's place of residence are decisive. This regulation also applies to messages sent by e-mail, SMS, Internet or on the telephone answering machine.
The tenant is responsible for the timely arrival. Unless otherwise agreed, check-in must take place before 09:00 p.m. on the day of arrival. An unannounced late arrival will be assessed as a no-show. In the event of unannounced, late arrival (no-show), the landlord is entitled to use the property for other purposes.
Return of the rental property / departure
The rental property or room must be returned by 10:30 a.m. on the day of departure at the latest, unless otherwise agreed. An extension of the stay must be agreed with the landlord in any case. There is the possibility of luggage storage for the time between the return of the room and your departure. In the event of a self-inflicted, late, unannounced late check-out, the landlord has the right to charge the additional costs of at least half a day's rent.
The rental property is to be returned on time in a proper condition, including the inventory. The tenant is liable for damages to the furnishings and missing inventory.
Due diligence
By Swiss Federal Law and for fire safety reasons, the rental property may not be occupied by more than the number of people specified at the time of booking. Visitors of the tenant must be registered with the landlord in any case. No overnight stays of the tenants visitors are allowed. The tenant undertakes to use the rented property and its furnishings with care. In the event of damage, the landlord must be informed immediately. The house rules must be observed at any time.
Force majeure
We will not be liable and will not pay any compensation if the performance of our obligations is prevented or impaired, directly or indirectly, by or as a result of force majeure or any other circumstance beyond our reasonable control, in particular relating to flood, earthquake, extreme adverse weather conditions, natural disaster, pandemic, act of God, act of terrorism, fire or failure of electricity, gas, water or other utility, plant, machinery, computer, vehicle or building collapse and provided that we have not been in any way negligent or at fault.
